Cost of a technical inspection
The cost of a technical inspection depends on the size of your new home. For homes up to 375m², Homekeur performs a comprehensive technical inspection for just €439.00 including VAT. There are no additional costs; our price and service are all-inclusive, with the exception of a few pricing conditions. You can find these conditions below.
- All mentioned amounts are inclusive of VAT.
- For homes up to 375m2 (approximately 1000m3) housing volume for a structural inspection.
- For homes up to 190m2 (approximately 500m3) housing volume for an Energy Label.
- Additional cost per 1m2 is € 0.65 including VAT (if not correctly provided, this will be charged additionally).
- Cancellations of orders up to 24 hours in advance (calculated on working days) are not a problem.
- If a inspection does not proceed on the day of the appointment, you will be charged 100%; with a new order, you will receive a € 100.00 discount.
- Maximum of one house number, 1 property.
- Crawl spaces and roofs are inspected in accordance with our conditions below, and if the inspector does not encounter any obstacles on site and of course assesses the situation as safe and responsible.

What is checked during a structural inspection?
An inspector uses advanced software to go over everything, make notes, and take photos. Our inspectors also have years of experience and are familiar with the requirements. During the structural inspection of your home, an extensive list of elements is inspected and completed by the inspector. The property is fully checked from top to bottom, from the roof to the crawl space.
During technical inspections by Homekeur, the assessment includes the following elements:
- Owner information, such as asbestos, VvE (Owners’ Association), pests, and technical installations
- Construction, including roof structure and roof sheathing
- Stairs, railings, and balustrades in the home
- Condition of any dormer windows, frames, lead, as well as skylights
- All sanitary groups such as bathroom, kitchen, and toilet
- Condition of floors, walls, and ceilings in the home
- All aspects related to installations (water, gas, electricity, etc.)
- Fire safety and ventilation in the house
- Crawl space, floor beams, and foundation
- Roofs, roof tiles, roofing, chimneys, and other roof finishes
- Gutters, eaves, and rainwater drainage
- Exterior walls, masonry, cladding, and lintels
- Frames, paintwork, glazing, and window sills
- Exterior paintwork of the house
- Extensions including all associated elements such as roof, frame, facade, etc.
- Outbuildings, structures, garage, external stairs, garden, and others
- An estimate of costs including immediate, term, and improvement costs
Are the costs of a technical inspection deductible?
In some cases, the costs of a technical inspection are tax deductible. For instance, when purchasing an older home, it’s possible that the mortgage lender may require a technical inspection. Additionally, such an inspection is mandatory when the appraisal of a property indicates that the costs for overdue maintenance amount to 10% or more of the property value. In both cases, the costs of the technical inspection are deductible.
While a technical inspection does represent an expense, consider it an investment and insurance against unforeseen structural defects, providing added assurance. Often, the cost of a technical inspection doesn’t outweigh the expenses associated with overdue maintenance. This is especially true if you find yourself in a bind after purchase, for example, discovering improperly installed pipes. By assessing the structural condition, you mitigate this risk.

Technical report after the inspection
The ultimate outcome of technical inspections is a so-called structural report. You will receive this shortly after the inspection. It will be sent digitally to your email inbox and, additionally, will be available in your own housing dashboard through a partnership with mijnwoning.nl (example).
